The Lake Shore Community Association Newsletter, Aug 2007
ACC Request Procedure
- Complete an ACC request form (either from the website or contact MSI for assistance).
- Please note that you must complete the form and receive written approval from the ACC prior to making any changes.
- According to the Bylaws, the ACC is allowed, at the very least, 45 days in which to meet with you concerning approval. Since this is the case, please remember to think ahead of time. There have been too many instances where homeowners are contacting the ACC or board members asking for their request to be expedited because the painters are literally there wanting to start.
Please also remember that approval comes from the association's ACC and not MSI. Please contact MSI to inquire on the status of your request.
Annual Meeting
The annual meeting of the Lake Shore Community Association will take place on Thursday, 20 Sep at 7:00 PM in the gymnasium at Vassar Elementary School (right across the street from the community, on Telluride). Two homeowners will be elected to the Board of Directors at this meeting. If you cannot attend the meeting, please fill out the proxy form located at the bottom of the notice attached to this newsletter and fax it to MSI at 303-751-7396.
If you are interested in one of the two spots that will be open on the Board of Directors, please fill out the attached board questionnaire and fax it back to 303-751-7396. If you have any questions, please contact your community manager.
Thank You for Your Help with the 4th of July Celebration
The Board of Directors, as well as the entire community, would like to thank each of our volunteers for their help with the 4th of July celebration.
The 4th of July celebration was a great time for everyone who attended. It would not have been a success without the help of our Social Committee and the many volunteers like Perry and Prince Jones who brought their DJ equipment and played music throughout the day. Megan Bailey, Isabel Ford, and Jessie Kelly helped the children decorate their bikes and even got the fireman and parade going. The kids had a great time when the fireman sprayed them with the fire hose.
Wanda Henry kept the day going with the games she coordinated and the kids even won prizes. The day would not have been a success without the food that Lanna and Randy Bailey and Sophia Ford prepared. Did you see the smoke throughout the neighborhood the morning of the 4th? That was Randy grilling 200 hamburgers. An event this large would not be complete without the help of those individuals who set up and clean up and this year our helpers were Craig Bailey, Cire Ford, Tracy Ford, Lisa & Dave Kelly, Jessie Kelly, Megan Bailey, and Isabel Ford. Thanks again for all of your hard work. Without volunteers these community events would not be as successful.
The Lake
Recently, many questions have come up regarding the lake. The board is working with Aqua Sierra (the association's lake maintenance contractor) to improve the lake appearance and condition. The first step in that process is the lake fill, which occurred in early Aug. Aqua Sierra will continue to monitor the condition of the lake and make recommendations to the board, including when the lake is ready to be restocked with fish.
In addition, the board has been working with several contractors (including Aqua Sierra) to coordinate the installation of a new vault in the common area which will improve water flow and aeration to the lake. This will improve the overall condition of the lake and enhance its long-term appearance. If you have any questions, please contact your community manager.
Your Community Manager
Your community manager for The Lake Shore Community Association is Jim Whatton. If you have any questions or concerns, please call the office of MSI at 303-751-6564. Your community manager may be contacted directly at 720-974-4221 or by e-mail to jwhatton@msihoa.com. You can also send mail to MSI, 390 Interlocken Cres, Ste 500, Broomfield, CO 80021. For general information, please visit www.msihoa.com.
Community Inspections
Your community manager is on site every week doing inspections of the community. The purpose of this inspection is twofold.
First, your community manager is looking at the common areas (the lake, the turf areas, etc.) to determine issues and contact the appropriate parties if action needs to be taken.
Secondly, your community manager inspects the community looking for violations of the association's legal documents (Covenant violations). It is in everyone's best interests in the HOA to make sure your home and the homes surrounding you are looking the best they can. The community manager follows the association's fine policy for all violations. If you have any questions, please contact your community manager.
National Night Out
Thank you to everyone who participated in National Night Out. Your Neighborhood Watch Committee provided light bulbs (to remind everyone to keep their porch light on), coffee, and dessert. If you have any questions or concerns about this event or Neighborhood Watch in general, feel free to contact your block captain or Lisa Kelly at 303-337-1989.

Barbecue Grill Safety
This summer, make sure you use your gas barbecue grill safely. Many people do not realize that they cannot just clean off the cooking rack and expect the rest of the barbecue grill to take care of itself. Most manufacturers recommend thoroughly cleaning your grill several times a season if you use it often.
Take the rocks out and give them a good washing. Then take apart the flame tubes known as venturi tubes and clean them with a venturi brush. General buildup and spiders' nests can cause the venturi tubes to block, causing poor propane flow from the tank. This can cause backflow to the tank and may result in a severe explosion.
Always check the connections on the propane bottle itself. When you hook up a refilled bottle, make a solution of soapy water and brush it around the connection. Turn the gas on full for a few seconds. If you see bubbles, it means you have a loose connection and a gas leak.
Make sure you are always near the grill when you are barbecuing. If it is windy, be very careful that the wind does not blow out the flame or cause it to be pulled back towards the tank. These are all very simple precautions, but they will make your grill cook more efficiently and give you the peace of mind of knowing your gas grill is safe.
Neighbor Knowledge
What is a good neighbor? To be one you do not need to be friends or hang out together. Being a good neighbor is an attitude. A good neighbor attitude allows you to live as privately or as sociably as you wish. Here is how to cultivate and nurture it:
- Learn the names of your neighbors and offer a friendly Hello or Good Morning when you see them.
- Contact them before undertaking something that might affect them, such as hosting a party or getting a dog.
- Age, faith, ethnic background and marital status can affect lifestyles. Be aware of the differences between you, but hone in on what you have in common.
- If a neighbor does something you like, tell them!
- The best advice of all is to treat others as you would like to be treated. This attitude will pave the way for good neighborliness.

The Pool
Please note that the pool will be closing on Monday, 3 Sep. The pool will reopen Memorial Day Weekend. The board has made significant repairs to the pool and cabana area this year and thanks all of you for a successful pool season!
Assessments
Everyone knows that times are not what they were. Foreclosures are at an all time high, and it just seems like folks are having more trouble making ends meet than before. The association has noticed this, as well as that the number and amount of delinquent homeowners continues to increase. As a friendly reminder, please keep in mind that the Board of Directors is willing to help if you run into a little trouble paying your assessments. The board is willing to accept reasonable payment plans, but it's up to you, the homeowner, to take the first step and make that offer. If you have any questions, please contact your community manager.
